The problem

The project is ready. The capital isn’t.

Site secured, team in place, bank in talks. Everything is agreed except the money. And the people who funded the last project can’t fund this one.

01

Your network is fully invested

Their capital is tied up in your last deal, or in someone else’s. Every new raise starts from the same phone book, and it usually takes six months or more.

02

The bank wants more equity

The last 10–20% decides whether the debt moves at all. Or a partner pulls out late. Either way the gap has to be closed with private capital, on a deadline.

03

Family offices don’t answer cold outreach

They get requests every week. Brokers, cold emails and LinkedIn messages go straight to the bin. The moment you pitch first, you have lost the position of strength.

When you go with friends and family, there’s only so much you can do. Developer, United Kingdom
7–10

Days to first call

First qualified investor conversations, usually within the opening week of a campaign.

€0.5–10M

Typical tickets

Private investors and family offices who can carry a meaningful part of the raise.

€500–1,000

Media per conversation

What it typically costs in ad spend to put one qualified investor in your calendar, who actually shows up.

100%

Yours

Ad account, CRM, domain and every investor contact are registered to you.

How it works · The Reverse Raise

Investors raise their hand. You just take the call.

At a conference you approach and explain. Here, the investor arrives with a question and you decide whether they qualify. Four steps, built inside your own accounts.

Step 01 · Advertising

The right investors see it

One angle, one project, targeted at the investors most likely to act on it, by region, language and asset class. No location, no figures, no returns in any ad.

Step 02 · Qualification

Brokers are filtered out

A short page on your own domain. A few questions separate genuine capital from brokers, agents and tyre-kickers before anyone reaches you.

Step 03 · WhatsApp

Contact within seconds

The moment someone qualifies, a WhatsApp message goes out from your number and the call gets booked, day and night. That first touch is about scheduling only, never about the investment.

Step 04 · The meeting

You take the call

In your calendar, with investor type, ticket size and the full history in your CRM. From there it is your conversation, and your deal.

From signature to first conversation
Before we start

We look at the project first

Capital requirement, your own stake, track record and structure. If the project isn’t ready yet, we tell you and come back to it later.

Day 1

One onboarding call

We connect ad account, CRM and domain, all registered to you. You remain owner and administrator of every asset from the first minute.

Within days

Campaigns go live

The framework already exists. What changes is the market, the angle and the investor profile. First leads often arrive within 12–48 hours.

Every week

A weekly scorecard

Media spent, qualified investors, conversations held and cost per qualified investor — measured against what we committed to. You tell us which conversations were worth having. We build the next round on those.

You own the infrastructure

Ad account, CRM, domain and investor data stay with you, including after we stop working together.

You own the relationships

We handle the first message and the booking, nothing more. Every investment conversation is held by you.

It compounds

Every qualified investor stays in your database. The next project doesn’t start from zero.

“You get the leads inside, you have a call — everything is automatic. You meet people easily with the system. I think it’s a great way for raising capital.”

Case

A longevity clinic on an island, and the one investor who already lived there.

A German developer with three decades in real estate was building the first of a planned series of longevity clinics in Mallorca. He had committed substantial capital of his own. His network had not produced the rest.

We advertised in two places only: the island itself, and the German-speaking market that invests there. One angle: longevity. No location, no plot, no figures. Anyone interested answered a few questions first.

Within the first week a qualified investor was in his calendar: a Mallorcan who already operates several hotels on the island, with a family office behind him.

Two days later they were sitting across from each other on the island.

Mandate

Equity investors for a hospitality development

Targeting

Island residents and the DACH region, nothing else

First qualified meeting

Within the opening week of the campaign

Follow-on

The same client, next project, France

United Kingdom

3 investors in week one

A hospitality developer needed £15M in equity. Three investors reached out in the first week, each with £5–15M.

Germany

€20M investor in 10 days

A Berlin developer had an investor with €20M reach out within ten days of launch.

Spain

€20M+ raised digitally

Investor capital raised across four luxury developments in Mallorca.

What happens after the introduction belongs to the client. We deliver the conversation, not the outcome. No capital is raised, held or collected by us at any stage.

Who we work with

Real projects, private capital, meaningful tickets.

We take on a small number of clients at a time, typically one or two per market, so campaigns never compete with each other.

Developers

Equity or mezzanine for a defined project, with a completed track record and the sponsor’s own capital already in the deal.

Family offices

Co-investors and club deals, where the counterparty needs to understand the asset class before the first call is worth having.

Funds & asset managers

Subscriber acquisition for regulated vehicles, with the fund’s own team handling every investor conversation.

Issuers

Bonds, notes and secured instruments, with campaigns separated by language and investor profile.

What we expect from a project

We decline more projects than we take. The system only works when the project behind it can carry a conversation.

  • A defined real estate project, raising €1M or more
  • Capital needed within the next six months
  • The sponsor’s own capital in the deal
  • A demonstrable track record
  • Availability to take investor calls personally
  • A media budget of at least €3,000 a month in addition to our fee

Not a fit: company or startup funding rounds, raises under €1M, and mandates that only work on a pure success fee.

Questions

What developers ask us before they start.

What does it cost?

Our fee starts at €5,000 a month, for a minimum of three months, paid monthly in advance. On top of that you run a media budget of at least €3,000 a month, paid directly to Meta on your own card. As a rule of thumb, €500–1,000 of media buys one qualified investor conversation.

What exactly do you commit to?

At least three qualified investor conversations a month, nine across the first three months, with a media budget of at least €3,000 a month. Qualified means: the investor answered our qualification questions including ticket size, is reachable, checks out publicly, and showed up to the call in your calendar. If we fall short, we keep working without a fee until we have delivered.

What happens if it doesn’t work?

You see it first, in the weekly scorecard. If after two weeks the cost per qualified investor is above €1,000, we change the angle, the audience or the page that same week, not at the end of the quarter. If we still fall short of three qualified conversations in a month, we keep working without a fee until we have delivered. What we can’t promise is that an investor commits. We deliver the conversation; the deal is yours.

Do you have an investor database?

No list and no recycled contacts. We reach new investors through campaigns aimed at the people most likely to invest in your specific project. Every contact that comes in belongs to you.

Will social media really reach serious investors?

Family offices and private investors scroll the same feeds as everyone else, often more, because they have the time. The difference is what happens after the click: a few questions on ticket size, liquidity and timing, and a public check of who they are. Only people with real capital reach your calendar. Our clients typically speak to investors with tickets between €0.5M and €10M.

Doesn’t advertising a project look unserious?

It would, if the ad showed the project. Ours don’t. No location, no plot, no figures, no returns. The ad names an opportunity in an asset class, and the investor has to apply before learning anything more. Your project is only revealed to people you have already decided to talk to.

Why not a broker or a placement agent?

A broker brings you the list they bring everyone else, and takes a share of the raise for it. When the project is done, the relationships leave with them. We build the pipeline in your own accounts, for a fixed fee, and every investor who comes in stays yours for the next project.

Why not just go to conferences and use our network?

Do both. But at a conference you approach people and pitch. Here the investor applies to you, and you decide who gets a call. Your network funded the last project. This finds the people who fund the next one.

Do you work on a success fee only?

No. We work on a fixed monthly fee, with media spend paid directly by you. In return we commit to a minimum number of qualified investor conversations. That is what lets us take on only a few projects and deliver properly.

My partners need to be part of the decision.

Good. Bring them to the call. Everyone who signs off should hear the same thing at the same time, and we are happy to answer their questions directly.

Who talks to the investors?

You do. We build and run everything up to the booked call: the ads, the qualification, the first WhatsApp message and the booking. We never discuss your project, terms or returns with an investor. That conversation is always yours.

What if my project isn’t ready yet?

Then we tell you on the first call and come back to it when it is. Campaigns only make sense once the structure is in place and you can take investor calls within days.

Is this regulated?

We provide marketing and technology only. No returns or projections appear in anything we publish, and structuring, compliance and every investor conversation remain with you and your advisors.

About us

A family in property for three generations.

It began with Richard Borowski in Gdańsk. He developed nearly all of the petrol stations in the city, and from there the work grew into residential buildings and hotels. A real estate agency followed, built to place what the family developed. The family still runs it today.

The third generation added reach: first in Asia, today in Spain, Germany and Poland. Doing that in several markets teaches you quickly which part of a development is actually hard. It is never the planning and never the construction. It is the months when the site is secured, the team is ready and everything is agreed except the money.

Borowski Group exists for those months. We build the system that puts qualified investors in front of people who are building something real, through the one place where everyone already spends their attention. The generation before us went out to find the next project. We go out to find the people who fund it.

How much capital do you need to raise?

For this project or round.

When does the capital need to be in place?

Be honest — it changes how we’d set things up.

This tells us what kind of investors you actually need.

Does the investment fit your raise?

Our fee starts at €5,000 a month for at least three months, paid monthly in advance, plus a media budget of at least €3,000 a month on your own card.
